West of Scotland Science Park is located 4 miles north west of Glasgow City Centre at the East Dunbartonshire boundary. The park is situated on the main arterial route of Maryhill Road (A81) as is well served by nearby Maryhill train station and various bus routes.

The Todd Campus is located to the north of Maryhill Road and has attracted notable occupiers such as Merck Life Sciences, Sartorius Stedim and the Glasgow Memory Clinic.


The development plot is roughly rectangular shaped and flat with grass covering in the main, although with a section steeply sloping down to the River Kelvin at the rear that is not suitable for development.

The plot is accessed from Acre Road. The entire road has been adopted by the local authority. Utilities are available from below the road and pavement.

Gross Area = 2.03 ACRES (0.82 HECTARES)
Net Area for development = 1.14 ACRES (0.46 HECTARES)


The plot is zoned in an area for business and industry under the Glasgow City Development Plan (Adopted 2017).

The occupier of the developed site must be deemed as an appropriate company by the vendor, in keeping with the science park environment.


The heritable interest in the site is for sale. However, this will be subject to a development agreement (a temporary ground lease arrangement) until the purchaser has developed the plot in line with their development proposal.

The sale will also be subject to a clawback agreement if a change of use is secured. The vendor will insert a Section 32 Agreement whereby if the subjects are sold or redeveloped for any use other than Class(es) 4, 5 & 6 within 10 years from the date of sale, then 50% of any uplift in value, as determined by an independent valuer, will be given to the vendor.
