Turnover c. £985,000 (net) to April 2019
EPC Rating - G

The Caledonian Hotel – reputedly the oldest hotel in Ullapool – will have its origins in the late 19th Century but in the intervening 100 years or so the hotel has been extended significantly to provide the 83 enuite Bedrooms and a range of spacious public areas, bar and restaurants, catering principally to a large volume of tourists – private, travel trade and coaches – who visit this North West corner of Scotland/the UK. The hotel occupies a prominent corner location in the centre of Ullapool within an easy “stroll” of the waterfront and harbour side with its fishing boats and ferry terminal.

Ullapool is situated on a small peninsula projecting out into Loch Broom thereby creating a natural port which is also the main ferry terminal for the Outer Hebrides. Wester Ross is a stunningly dramatic and beautiful part of Scotland with towering mountains and golden sandy beaches and from an Ullapool base there are many trips to take and sights to be seen, including the renowned Botanical Gardens at Inverewe. Adding to this, Ullapool is on the NC500, with the town an increasingly popular stopping-off point for those savouring Scotland’s answer to “Route 66”.

The Caledonian Hotel is currently owned by an investment and property company based in the South East of England. They acquired the Caledonian Hotel in August 2005 as part of a major investment in Scotland and the north of England. A review of current and future operations has identified the hotel as being “surplus to requirements” and the owners now wish to concentrate their resources on other activities. The hotel now trades on a seasonal basis (March-November appx) and is run entirely under management. As well as trading principally to the tourist custom, over a long main season, the hotel provides an important facility and venue for the local community and commercial trade operating in the North West Highlands.
